Stone Real Estate, one of Australia fastest-growing real estate business, is expanding with a new office in the heartland of Sydney’s Sutherland Shire at Gymea. Wade Gilmore, a Shire local and 20-year veteran of the real estate industry, will be the principal of the new office.

What does the new office mean for the region?

The new office will service the suburbs of Gymea, Gymea Bay and the neighboring suburbs of Miranda and Kirrawee. Mr Gilmore said the footprint would eventually grow to include the full rail corridor between Sutherland and Cronulla. Despite some challenging economic times, Mr Gilmore believes that the Shire represents great value for interested buyers and sellers.

Commenting on the expansion, Wade Gilmore said, “Like most markets, a severe shortage of listings is placing a strong platform under prices in the Sutherland Shire. That said, the market is always strong for well-presented, strategically priced, and cleverly marketed property. The median price for homes in Gymea is currently $1.63m with units coming in at $890k. Similarly, the median price for homes in Engadine is $1.26m and units at $690k.”

“By contrast, median prices in more affluent areas such as Cronulla have houses priced at $3.3m and units at $990k. Engadine is an attractive entry-level housing market for younger people desperate to stay in the Shire, while Gymea is a market that draws established families stepping up from apartments and townhouses as their families expand,” he added.

“Outside of Gymea and Engadine, Yarrawarrah and Bonnet Bay are two suburbs that are often overlooked but are wonderful suburbs for families looking to surround themselves with parks, trails, and waterways.” Mr Gilmore said he enjoys working under the well-established Stone Real Estate brand because it reflects the same values that he possesses,” he said.

“I like the ability and encouragement to be myself, within the confines of a network that believes in growth, good people, and high standards. And I like that for me personally, my advantage is that as a non-listing/selling Principal, my ONLY priority is to see my people succeed and be happy. So rather than compete against them, I compete for them.”

What does Gilmore bring to the new role?

Stone Real Estate Head of Franchise, Luke Cameron, said: “Wade’s dedication, vision, and ability to empower his team make him a true leader. His approach to problem-solving and strategic thinking are matched only by his character and integrity. Under his leadership, the team flourishes, and we are excited to see what Wade and his team achieve in the Shire.”

With his franchise in Engadine, Mr Gilmore will lead a team of over 20 professionals, with many expected to join. Mr Gilmore began his real estate career as a Regional Manager at McGrath and went on to become a Franchisee with McGrath in the Sutherland Shire in 2006.

Prior to working in real estate, he worked in Media Sales for Australia’s largest magazine publisher (ACP Publishing) and also worked in IT between 2012-2015 selling Corporate Real Estate Portfolio Management solutions in Australia and North America on behalf of IBM.
