IWG, the flexible workspace company with brands including Spaces and Regus, is opening a flexible workspace in Mawson Lakes, SA as the demand for hybrid working accelerates. The centre is a partnership between major developer, Pelligra Group, and IWG’s Spaces brand. The facilities will include offices, meeting rooms, co-working and creative spaces.
What does the facility bring to Mawson Lakes?
The 8-storey building will provide space for firms and start-ups across a range of industries including local defence and aerospace, tech, communications and education, while IWG’s Design Your Own Office service allows them to tailor their space entirely to their needs.
Mawson Lakes is one of South Australia’s fastest growing regional centres, housing a technology park, University of South Australia, central public transport hub and a golf course. Demand for new workspaces in the area has performed strongly in 2022, with the number of enquiries for space in IWG locations continuing to increase.
With unprecedented demand from firms and workers looking for hybrid working solutions, IWG aims to add 1,000 locations over the next year, and 40 in Australia. The model offers firms a significantly lower cost base with an average saving of $14,300 per employee.
What does this mean for the hybrid working model?

Ross Pelligra, Chairman of Pelligra Group, said: “Pelligra and our partners One-7 look forward to welcoming IWG co-working group to our Holiday Inn Hotel and Commercial development in Mawson Lakes, South Australia – due for completion in Q1 2024.”
“We continue to see demand increase for serviced offices and hot-desking space in suburban areas, catering to changing workplace environments, enhanced by the urban sprawl and future-industries boom occurring in Adelaide’s mid-north,” Pelligra said.
“We are confident that IWG’s global network and premium product and services will cater well to the diversity of the professional trade area market in and around Mawson Lakes.”
Commenting on the new space in the Mawson Lakes region, Damien Sheehan, IWG Country Head Australia, said: “We are establishing a stronger and much-needed footprint in the Mawson Lakes region with the latest commitment. As important business hubs these locations are a fantastic place for us to boost our expansion plans. The need for high-quality flexible workspaces continues to soar as hybrid working becomes the new normal.”
“Our latest openings come at a time when more and more companies are discovering that flexible working boosts employee happiness and satisfaction, while helping the environment. Our workplace model is also proven to increase productivity and allows for a business to scale up or down at significantly reduced costs,” Damien Sheehan further said.
