Hub Australia expands premium offering to new Adelaide site

Australia’s homegrown flexible working provider Hub Australia will almost triple the size of its flexible workspace footprint in Adelaide by moving to the historic Pirie House.

The new Hub Adelaide at 89 Pirie Street will be the city’s most upmarket flex space, complete with sophisticated amenities, future-ready technology and top-of-the-industry lifestyle facilities when it opens in October 2021.

Hub Adelaide will accommodate 350 members across 2,000sq metres of premium workspace.

Why is Hub acquiring more space?

Hub is expanding from its existing 760 square metres of space at 5 Peel St, which caters for 150 members, in response to increasing demand for flexible work spaces in Adelaide.

Large, blue-chip corporates have already expressed interest in the new site, where other notable Hub Adelaide members including PEXA and Xero will move in September.

These businesses will work side-by-side with local South Australian businesses, which have always been the foundation of Hub Adelaide’s business community.

Hub Australia CEO and Founder Brad Krauskopf said: “Our existing space has been happily occupied at full capacity every year since opening in 2013, so we know Hub’s flexible product and hospitality-led service is well received by the Adelaide market.”

“We’ve seen a spike in inquiry for flexible workspaces as employee demands evolved since the onset of COVID-19, so we’re driving an expansion that will deliver best-in-business amenities across three storeys in the beating heart of Adelaide.”

“It’s an exciting time for Hub as we create one of the largest premium flex spaces in the city.”

“From scaling start-ups to larger corporates, Adelaide executives are recognising they need to embrace flexible work spaces to attract and retain talented staff – we believe that offering them a future-ready, premium workspace will help achieve this.”

Hub’s revamped Adelaide home is set behind Pirie House’s 1878 heritage facade, which has recently undergone a multimillion-dollar refit by landlord and builder, Pelligra Group.

Pelligra Group and Hub entered an innovative partnership under a hybrid lease arrangement, which sees Hub manage broad building amenity including the cafe and service meeting spaces.

Why is Hub collaborating with Pelligra Group?

Hub Australia’s Chief Property Officer John Preece said: “Progressive property owners like Pelligra have seen the value Hub Australia’s world-class service offering can provide to not just our own customers, but to all building tenants.”

“Hub is deliberately entering innovative landlord partnerships that maximise benefits and return on investment for both parties, delivering an equitable share of the rewards that flow from a well-managed flexible workspace and associated amenity offering.”

“We look forward to delivering our trusted hospitality service to Pirie House, which will complement the repositioning and refurbishment Pelligra has undertaken of the entire asset.”

JLL Senior Executive James Parkyn, who brokered the transaction, said: “The high-quality full building refurbishment of Pirie House, undertaken by Pelligra, provided the perfect platform for Hub Australia to expand their Adelaide footprint and cater for the growing demand from tenants seeking premium flexible work spaces”

Hub Adelaide’s fit out is designed by M Moser and will be constructed by Pelligra Group. It will feature flexible, dedicated desks, offices, suites and meeting rooms.

Well-equipped state-of-the-art amenities will include a café, kitchen, podcast studio, parents’ space and hotel-style end of trip facilities. Current members will move to the site in mid-September before an official opening to new members from October.
